Intermediary status: Auction Bridging Loans acts as an intermediary, not a lender. We introduce borrowers to our panel of specialist bridging loan lenders. We do not make lending decisions or provide loans directly.
Property risk warning: Your property is at risk if you fail to keep up repayments on a loan secured against it. Bridging loans are short-term finance and must be repaid within the agreed term. Failure to repay may result in the lender taking possession of the secured property.

3. Intermediary Status
Auction Bridging Loans acts solely as an intermediary between borrowers and lenders. We are not a lender and do not make lending decisions. All lending decisions are made by the individual lender to whom your application is submitted.
We cannot guarantee that any lender will offer you a bridging loan, or that the terms of any offer will match an indicative quote provided by us. Indicative quotes are based on the information available at the time and are subject to formal lender assessment, property valuation, and legal due diligence.
4. Lending Status
All bridging loans arranged by Auction Bridging Loans are unregulated commercial facilities secured against property. We arrange finance for investment properties, buy-to-let purchases, commercial acquisitions, and other business purposes. We do not arrange regulated consumer lending.
Borrowers should be aware that:
- The loan is not covered by the Financial Ombudsman Service
- The loan is not covered by the Financial Services Compensation Scheme (FSCS)
- You should seek independent legal advice before entering into any loan agreement
5. Property Risk Warning
Your property may be repossessed if you do not keep up repayments on a loan secured against it.
Bridging loans are short-term secured finance, typically with a term of 3 to 18 months. It is essential that you have a clear and realistic exit strategy (such as property sale, refinance, or development completion) before taking out a bridging loan.
If you are unable to repay the bridging loan within the agreed term, the lender may extend the loan (subject to additional fees), or may exercise their legal right to take possession of the secured property and sell it to recover the debt.

- Monthly interest: Charged by the lender on the outstanding loan balance
- Valuation fee: For the independent property valuation required by the lender
- Legal fees: For the legal work carried out by solicitors on behalf of the lender and the borrower
- Broker fee: If applicable, clearly disclosed before commitment
